Reader question: What did August 2026 supply and timing measures actually say about Manhattan?

Short answer: They provided broad planning context, not a forecast: providers reported different inventory counts and measured different timing clocks. The metric label, date, and coverage must remain attached to any conclusion.

Inventory counts depend on the source universe

Zillow and StreetEasy reported different active counts. Treat the difference as a reminder to retain source coverage, not as an error to smooth away.

The clocks start and stop differently

Redfin's median days on market, StreetEasy's median days before entering contract, and Zillow's median days to pending are related but not identical measurements.

Broad pace is a planning input

A borough median can help establish when to prepare financing, board materials, or a listing launch. It cannot predict the timing of a specific apartment or townhouse.

Method
  • — Recorded live provider values with their displayed update dates.
  • — Preserved separate inventory universes and timing definitions.
  • — Made no claim that traffic, inquiries, or migration caused the measured changes.

Common questions

Why do Zillow and StreetEasy show different inventory counts?

They use different listing universes, timing, status handling, and deduplication. Neither count should be averaged into a new figure.

Is days on market the same as days to pending?

No. The clocks can start and stop at different transaction milestones, so they should not be treated as identical.
