Three Manhattan Price Clocks, Read Separately

A dated comparison of the numbers buyers and sellers most often collapse into one: current asking prices, recent closed-sale medians, and Zillow's modeled typical value.

Reader question: Which Manhattan price should a buyer or seller use in August 2026?

Short answer: Use the price measure that matches the decision: asking medians for today’s active choices, closed-sale medians for comparable-sale work, and modeled values for broad direction. The August figures are not interchangeable property values.

The labels are the analysis

An asking-price median describes the active listing pool. A closed-sale median describes transactions that finished after an earlier search and contract process. ZHVI is a modeled typical value. The figures are useful together only when those clocks stay visible.

Small differences do not establish a property value

The providers use different universes, update dates, and methods. None of these borough figures substitutes for same-building, same-line, condition, light, floor, view, financial, or legal comparisons.

Direction can diverge

Redfin reported the three-month closed-sale median up 1.0% year over year while StreetEasy reported the August asking median down 4.9%. That is not a contradiction: the active mix and recently closed mix are different populations.

Method
  • — Transcribed provider labels, dates, and geographies from the live source pages on September 29, 2026.
  • — Did not average provider values or present them as interchangeable estimates.
  • — Rounded Redfin's $1,311,132 to $1.311M only in display; the exact figure remains in the source ledger.

Common questions

Why can asking and sold prices move in different directions?

They describe different pools at different points in the transaction timeline. A change in the active listing mix can differ from the mix of homes that reached closing.

Does a Manhattan median price value my apartment?

No. A borough median does not account for building, line, floor, condition, light, view, financials, or legal and ownership details.
